What Is Zed Sheikh Zayed?
Zed (زد الشيخ زايد) sits on the Mehwar Road between Sheikh Zayed and 6th October, directly opposite Hyper One. Ora Developers launched it in 2017 as a 165-acre mixed-use project: residential towers, townhouses, twin houses, standalone villas, a shopping mall, office spaces, and hospitality.
Delivery started in 2021. Most residential units reached handover by 2023–2024. The mall opened in phases from 2022. As of January 2026, the compound is fully operational with residents, functioning retail, and active community facilities.
Location and Access
Address: Mehwar Road, Sheikh Zayed City, immediately west of Juhayna Square.

The Mehwar location means heavy peak-hour traffic (8–10 AM, 4–7 PM). Side exits to internal Zayed streets exist but funnel back to the Mehwar. Families commuting to downtown Cairo or New Cairo face 60+ minute drives during rush.

What's Good About Zed?
Mall integration. Walking to Carrefour or dinner without a car works. This matters when one spouse has the vehicle.
Resale liquidity. Zed units move faster than comparable compounds. Average time on market: 35 days (RE/MAX Jareed data, Q4 2025). High demand from dual-income families and expats.
Malvern on-site. Eliminates the single biggest daily logistics pain for families with school-age kids.
Design and finish. Ora's fit-out standard is above average: stone lobbies, branded elevators, insulated windows. You're not paying for bare concrete.
Community scale. 1,500 units means critical mass for clubs, events, and informal networks. Smaller compounds feel empty mid-week.
What's Not Ideal?
Mehwar traffic. If your work or frequent errands lie east (New Cairo, Nasr City, downtown), the commute becomes punishing. The Mehwar clogs hard both directions during peaks.
Maintenance fees. Quarterly service charge: 8–12 EGP/m² depending on unit type and location within compound. For a 150 m² apartment: ~14,400 EGP/year. Not optional. Plus club membership if you use facilities.

No standalone commercial offices inside for professional use. The office spaces in Zed Towers are leased by companies, not available for small private buyers to purchase and register businesses. If you need a combined live-work setup, this isn't it.

You work in New Cairo, Nasr City, or downtown and commute daily. The Mehwar will hurt.
You want maximum space per pound. Villas in October Gardens or Hadaba Westown offer 20–30% more built-up area at the same price.
You prioritize silence and low density. Zed's apartment zones run loud (highway, mall, high occupancy).
You're buying purely for appreciation speculation. At current pricing, upside is limited compared to emerging Green Belt zones.
Final Take
Zed Sheikh Zayed is a mature, highly functional compound with strong fundamentals: location, schools, amenities, and liquidity. It's not the cheapest square meter in West Cairo, and it's not the quietest, but it delivers on the promise of integrated living.
If your priorities align (work location, school logistics, walkability, resale optionality), it's a rational choice. If you're commuting east or stretching budget, better value exists elsewhere in Sheikh Zayed and 6th October.
