How to Shortlist
Step 1: Map your school.
If your child is enrolled at Lycée Français or Rahn, Beverly Hills is the obvious choice. If you're targeting AIS or BSC, Allegria or Zed work. If you want an on-site school, Palm Hills October or Sodic West.
Step 2: Set your budget ceiling.
Beverly Hills villas start at EGP 11 million (250 sqm × 45,000). Casa villas start at EGP 8 million (250 sqm × 32,000). That's a 38% difference for similar square meterage. Decide whether the Beverly Hills premium (schools on-site, mature landscaping) is worth it for your family.
Step 3: Visit the clubhouse on a Friday.
Don't tour compounds on weekday mornings when they're empty. Go Friday afternoon. See how crowded the pool is. Check if the kids' zones are maintained or abandoned. Talk to families using the facilities.
Step 4: Drive the school run.
Test the morning commute from the compound gate to your target school. Do it at 7:15 AM on a Thursday. Traffic patterns matter more than Google Maps distance.
Step 5: Check resale inventory.
Some compounds have waiting lists (Beverly Hills villas near the club). Others have 30+ units listed (Zed towers). High inventory means negotiating room. Low inventory means you move fast or lose the unit.

Two trends are reshaping family purchases in Sheikh Zayed this year:
On-site schools drive premiums. Compounds with international schools inside the gates (Beverly Hills, Palm Hills October, Sodic West) now command 15–25% higher per-meter pricing than compounds where you drive to school. Parents are paying for convenience and safety — no morning traffic, no school bus coordination.
Resale beats off-plan for most families. Delivery delays in 2024–2025 made buyers cautious. Families with kids enrolled in school can't wait two years for handover. Resale units in delivered phases of Palm Hills, Allegria, and Beverly Hills are moving faster than off-plan launches. The only exception: buyers chasing specific layouts or views willing to wait.
