What Is New Zayed?
New Zayed—also called Zayed 2000—is an extension district south of Sheikh Zayed City proper. It sits between the Mehwar axis and the northern edge of 6th October. Administratively it falls under Giza governorate, same as Sheikh Zayed, but it has a distinct character: newer planning, wider streets, lower density.
The area took off in the early 2000s with a wave of gated compounds and has matured into a family-friendly zone with good schools, clinics, and retail strips. It's not as busy as central Sheikh Zayed (around Arkan or Sodic West), and it's more organized than older pockets of 6th October.
Why Families Consider New Zayed
Schools. This is the headline. New Zayed hosts several strong international and national schools within compound grounds or nearby:
- British International School Cairo (BISC) – one of the top-tier British curriculum schools in Greater Cairo, located in Beverly Hills.
- Cairo International School (CIS) – American curriculum, inside Allegria compound.
- Lycée International Balzac – French curriculum option.
- Hayah International Academy – IB and American tracks.
- Several national-track schools (government-licensed private) for families prioritizing Arabic and Egyptian curriculum.
Having a school inside or adjacent to your compound cuts commute time to near zero. That matters when you're juggling multiple kids and work.
Lower density, more greenery. Compounds here typically have bigger footprints and more landscaped space than equivalents in older Zayed or East Cairo. You get parks, bike lanes, pools without feeling packed.
Proximity to both Zayed and October infrastructure. You're 10–15 minutes from Arkan Mall, Zayed Festival, and the rest of central Sheikh Zayed's retail and dining. You're also close to Mall of Arabia and Juhayna Square in 6th October. New Zayed sits at a transit crossroads.
Competitive pricing. Per-meter prices run below central Sheikh Zayed. As of early 2026, resale apartments in established compounds (Beverly Hills, Allegria, Westown) range from EGP 30,000 to 45,000/m² depending on finish and view. Comparable units in Arkan or Sodic West push EGP 50,000+. You get similar amenities for less capital.
Key Compounds
Beverly Hills – developed by Saudi Egyptian Developers. Mix of apartments, townhouses, villas. BISC is inside the compound. Mature landscaping, large clubhouse, multiple retail strips. Resale units are liquid; families buy here for the school proximity.
Allegria – Palm Hills flagship in New Zayed. Golf course, CIS school on-site, wide range of unit types. Premium pricing relative to neighbors but strong resale value. The golf course gives it a resort feel.
Westown / Sodic West – Sodic's presence in the area (note: Sodic West straddles the line between New Zayed and central Zayed depending on phase). Modern architecture, good finishing standards, active community. Eastown is the commercial/retail hub adjacent.

If you have school-age children, New Zayed is one of the best West Cairo zones for choice:

For bigger shopping trips, you're 10 minutes from Arkan Plaza, Zayed Festival, or Hyper One. Mall of Arabia is 15 minutes south.
Healthcare. Several clinics and pharmacies in-compound. Larger hospitals (Saudi German, Dar El Fouad, As-Salam International) are 15–20 minutes in central Sheikh Zayed or Mohandessin.
Parks and outdoor space. Family Park (public park on Mehwar) is accessible. Most compounds have internal green zones, playgrounds, and sports courts. October's newer parks (like Central Park in Mostakbal City) are a longer drive but doable for weekend outings.
Commute. If you work in Smart Village, Media Production City, or Sheikh Zayed business districts: 15–25 minutes. If you work in Mohandessin or Dokki: 30–40 minutes via Mehwar or Ring Road (traffic-dependent). Downtown Cairo: 45–60 minutes. New Capital: 50–70 minutes via Ring Road.
Pricing Reality (Early 2026)

Resale villas and townhouses: EGP 10M–25M depending on size, finishing, and compound. Golf-facing villas in Allegria can exceed EGP 30M. Townhouses in mid-tier compounds like El Patio range EGP 7M–12M.
Primary market (new launches): Developers still have phases under construction in some compounds. Expect EGP 35,000–55,000/m² for off-plan units with longer payment plans (6–8 years). The price gap between resale and off-plan has narrowed post-devaluation.

What New Zayed Is Not
It's not ultra-luxury. If you want marble lobbies, branded residences, or concierge services, look at Zed or newer October compounds like VYE or Sarai. New Zayed compounds are comfortable, functional, family-oriented—not flashy.
It's not hyper-urban. You won't have walkable street life like central Sheikh Zayed around Arkan. Most errands require a car. Compounds are islands, not neighborhoods with organic street grids.
It's not immune to traffic. Mehwar gets congested during rush hour. Internal roads are fine, but if you commute east (Mohandessin, downtown) during peak, budget time.
Resale vs. Off-Plan in New Zayed
Resale advantages: Move in now. No construction risk. You see the actual unit, the neighbors, the mature landscaping. Easier mortgage approval (banks prefer completed units). Negotiation room—sellers are often motivated.
Off-plan advantages: Longer payment plans (6–8 years vs. 3–5 for resale). Lower down payment (10–15% vs. 20–30%). Newer finishing standards and appliances. Potential appreciation if you buy early in a phase.

The Verdict: Who Should Consider New Zayed?
New Zayed works if you:
- Have children in or entering school age, and want top-tier options within 5 minutes.
- Want compound amenities (pools, greenery, security) without central Sheikh Zayed pricing.
- Prefer quieter, lower-density living but still need quick access to Zayed and October infrastructure.
- Work in West Cairo (Smart Village, MPC, Zayed offices) or have flexible commute tolerance.
It's less ideal if you:
- Need walkable urban texture (coffee shops, street retail without a car).
- Commute daily to New Capital, East Cairo, or downtown during rush hour.
- Want ultra-luxury finishing or branded residence experience.
- Are a young professional without kids (you'd likely prefer Zed, Arkan, or October's nightlife pockets).
How to Start Your Search
If New Zayed fits your profile:
- Shortlist schools first. Pick your top two or three. This narrows compounds to a few names.
- Visit on a weekday morning. See traffic patterns, school drop-off chaos (or lack thereof), and daily life rhythm.
- Compare 3–5 units in different compounds. Resale market is active; you'll have options. Look at maintenance fees, community vibe, and actual condition (not just photos).
- Run the budget with real numbers. Down payment, mortgage terms, school fees, maintenance, and car dependency costs (fuel, parking). Make sure it's comfortable.
- Talk to current residents. Knock on a neighbor's door during your visit or join compound Facebook groups. You'll learn more in 10 minutes than from any brochure.
New Zayed isn't the flashiest option in West Cairo. But it's one of the most sensible for families who want good schools, space, and stability without overpaying. The district has matured well, and the resale market proves it: units move, families stay, and schools keep filling their spots.
If that sounds like your priority list, New Zayed deserves serious attention.
